Change Order for Roofing

Create a roofing change order for hidden decking, sheathing, or tear-off discoveries.

Roofing changes are often caused by damage that is not visible until tear-off. Use a change order to document the hidden condition, the replacement area, and the approved added cost.

Document the concealed condition

Record where damaged decking was found after tear-off and attach dated photos. Explain why it could not reasonably be confirmed during the original estimate.

Use a measurable replacement basis

State square footage or sheet count, material thickness, unit price, fasteners, disposal, and any code-required work so the added total can be checked.

Set a field approval point

Give the owner a not-to-exceed amount or require approval after measurement. Do not cover the condition until the scope and price are documented.
